What is the Best Neighborhood in Las Vegas to Live? If you ask the Las Vegas locals what is the best areas of town are you normally get the EAST vs WEST debate between HENDERSON(@Hendertucky as the west jokingly calls it) and SUMMERLIN. Get groups of friends together from both sides of town, a few drinks at the bar, and the comments and bashing is comedy at its best. At the end of the day the people who decided on either of these communities did so because it was close to either family, friends or there job. Both Henderson and Summerlin are huge and so we have to dig a bit deeper to find out the best neighborhoods in these communities. There is also a third community to the south that can not be left out that we will address last called Southern Highlands.
All 3 communities are Master Planned Communities and raked among the best in the world and we will site there rankings and reports below. So, together, we will dig deeper and ask better questions to find the top neighborhoods in each of these community.

What’s great is all 3 Communities offer everything from affordable condos from $150K, to townhouses from $250K, houses from $300K and even Mansions over $5 Million. There is something for everyone if you know were to look and we know were to find them.
I will also breakdown probabilities for families, single people and retirees.
We will break these communities down and narrow in on where and why people are choosing a specific neighborhood in these communities. We will look at crime reports, schools, parks and local amenities.
For those of you who don’t want to read my fabulous article and just want to jump into searching for homes then here are the hot spots. We are going to talk about non-gated, gated and guard gated communities and go even deeper so you really should read this entire article for tips on say just buying a condo to buying one with a view on the golf course, or a home that may have special features.
This above map is based off of many factors to include sales, crime reports, local polling and access to amenities. Make note that these are not the most expensive neighborhoods in Las Vegas. One thing you will find in come among all these areas is that they have some similar characteristics but offer a diversified set of properties. But everyone has access to the public parks and the community amenities regardless of if they rent, own or live in the smallest condo.
- They are in a master planned community
- They have a network or walking and biking trails
- They have greenbelt areas, parks and recreation to include water effects or pools.
- They are close to shopping, cafes and restaurants.
Obviously the most expensive and largest luxury homes in Las Vegas can not be far from these communities but it’s either price or access to basics that keep these communities from ranking in the best. For instance, The Ridges is the top selling community for $1 Million plus homes, yet cell phone coverage is poor and shopping and cafes are a mile plus away from the gate. Migration of Las Vegas $1 Million Plus Luxury Home Buyers Over Last 50 Years
Someone may own the biggest and most expensive home in Las Vegas, but they may be 2-3 miles from the nearest coffee shop and have to go thru 3 gates just to get to the amazing walking paths and parks. In some areas there is not even cell phone coverage or poor at best. If you look at the 1st map you will see that The Best Neighborhoods in Las Vegas are right in the middle of the migration path for the last 50 years.
1st first have to ask –
What side of town is closer to your friends, family and work?
There has to be that one anchor that is going to attach you to one of the top ranked communities. If it is not family, friends or work – then maybe it is a favorite gym, yoga studio or walking trail. My recommendation when looking at what side of town to live is ask yourself these basic questions.
- How far do I have to drive to work if I live in…?
- How far are my nears family and friends?
- How far are the nearest drug stores, grocery stores and shopping?
- How far are the nearest fitness centers, parks or yoga studios?
- What have I seen there that makes me want that neighborhood?

So now that you can sleep good at night not worrying about natural disasters lets go a bit further and see what research and data tells us about the Las Vegas Valley.
What are the Safest Neighborhoods in Las Vegas?
Most of the Best Communities in Las Vegas have gated or Guard Gated neighborhoods. So let’s just start with a big question that comes up everyday. People want to know about crime, crime rates, car theft and more. There are many crime maps online but they can be a bit deceiving as some report crime for years, some months and some group different crimes together. The simple answer is crime is everywhere and you are just as likely to be assaulted by a family member in your own home as a stranger on the street. Sad but true. And crime maps do a poor job of actually saying want the crime is. But since we are talking about where to live and were to buy lets focus on overall personal safety and property.

However, the problem with the data is that Summerlin is part of the the actual city of Las Vegas while Henderson is it’s own city. On top of that we have a smaller community just outside Henderson called Boulder City that is just as highly rated but has a smaller population. So one should not discount SUMMERLIN over Henderson.

Green Valley Ranch in Henderson is popular due to it’s location to Lifetime Fitness, The District and the Green Valley Ranch Resort and Casino. Lots of little botique yoga and mommy stores and groups center around the District at Green Valley Ranch.
My advise if safest is your main concern is to start with looking at Las Vegas Guard Gated Communities. Guard gated communities have 24 guards and normally roaming guards and these communities report lower crime for that obvious reason.

Not only does SUMMERLIN ranks #1 for Best Communities in Nevada it is #4 in the USA and has been a TOP 10 Master Planed Community world wide since 1995. No community has possibly won more awards or has been more recognized as what is possible. Summerlin best seen as its 22,000 acres of over 150+ neighborhoods where 50% of the land use is recreational. Most of the communities are gated so serious buyers need to call us to see homes, but you can drive the outer streets and see all the community parks and trails.

SUMMERLIN is huge and with so many neighborhoods to choose from it can get a bit confusing, but based on the locals and alot of feed back there are 2 main hubs one may want to consider.
- TPC Summerlin Round About: (Summerlin Library) It has the stores, a 24 hour fitness, cafes and the Summerlin Library. This is the first original part of Summerlin that expanded in 1995 and is still among the favorites for locals as it also has some of the best walking trails and parks. As a point of referrence I would say anything with in a 1 mile walking distance of Summerlin Library.
- Downtown Summerlin: Not only retail shopping and cafes, but the large TruFusion Yoga Studio & on Charelston the LIFETIME FITNESS. Also the famous Red Rock Casio is on Charelston. Anything within a 1 mile walking distance of Downtown Summerlin on the east side of 215 as it has the shopping, entertainment and cafes.
“This “downtown” version of a shopping/dining mall is so GREAT. There are many really wonderful stores, restaurants and a movie theater. It is on the north side of Las Vegas away from the strip and you have so many options in this one location. There were so many people walking around with their dogs also. There was a restaurant (that we didn’t go to) that allow dogs in and even have their own menu.” TripAdvisor
Queensridge is not officially in Summerlin but right on the border and is an honorable mention as it is a master planned community that many have come to admire as they pass the big Horses at the gate. check it out.

You can see that the most prevalent common thing is the green area around these communities ether they are golf courses or public parks. Las Vegas is in a desert climate so it is natural for people to want to be so how attached to nature or something with green grass. The grass is not always greener on the other side of the fence – but where there is grass in Las Vegas or Henderson may be a place to consider buying your next home.
